Situated on a rugged mountain side above Ko’Olina, Makaiwa Hills is one of the most challenging and complicated private developments in the Hawaiian Islands. This hillside Master Plan Community stretches over 1,850 acres. The Project is planned for 4,100 residential units, ranging from affordable housing to estate sites. Other project features include a fire station, two school sites, numerous parks, world class amenities and a regional shopping center. The public improvements associated with the project include a major regional interchange on H-1, Farrington Hwy overpass, regional drainage channel, sewer plant expansion, upsizing of major water & sewer lines and numerous off-site intersection & roadway improvements.

In 2010 we were asked to create a development program for the project that would include 100 scale grading plans, master plan studies for the roadways, water, sewer, drainage and dry utilities, phasing strategy, lot product and vertical residential product types (attached & detached). As part of this effort, we provided a complete budget including soft cost, fees and hard costs for construction from site-work to buildings. We also developed a revenue model that included a detailed development schedule, product absorption, sales pricing, view premiums and a public financing component. We then worked in conjunction with UBS (Union Bank of Switzerland), Chicago Office to develop a highly detailed 12 year cash flow and pro forma.
